นอกจากความสวยงามของบ้านที่ต้องถูกใจลูกค้าแล้ว สถาปนิกผู้ที่มีหน้าที่รับผิดชอบในการออกแบบบ้านและควบคุมขั้นตอนในการสร้างบ้านให้ออกมาสำเร็จสวยงาม แต่บางครั้งก็อาจจะยังกังวลใจในเรื่องต่าง ๆ สำหรับการสร้างบ้านหรืออาคารต่าง ๆ ซึ่งอันที่จริงมีเทคนิคในการออกแบบอาคาร สำนักงาน และบ้านที่สถาปนิกอยากบอกเพื่อให้การตัดสินใจในการสร้างนั้นง่ายขึ้น
1. เลือกสถาปนิกให้ตรงใจ
เสต็ปแรกควรเริ่มจากการหาผู้คุมบังเหียนการออกแบบบ้าน โดยอาจจะศึกษาจากผลงานที่เคยผ่านตา สอบถามคนรู้จัก หรือขอคอนแทคจากผู้ที่เคยใช้บริการ ซึ่งควรเลือกสถาปนิกที่ผลงานเข้ากับสไตล์ที่เจ้าของบ้านชอบ เพราะในแต่ละผลงานออกแบบจะมีกลิ่นอายหรือลายเซ็นในชิ้นของสถาปนิกคนนั้น ๆ อยู่ ซึ่งจะช่วยให้ได้บ้านที่สวย ฟังก์ชั่นครบ ถูกใจทั้งเจ้าของบ้านและเจ้าของผลงาน
2. การ Research เพื่อหา Refference สไตล์ที่ชอบ
การค้นคว้าข้อมูลเพื่อหาผลงานตัวอย่างบ้าน อาคาร หรือสิ่งปลูกสร้างที่ชอบเพื่อเป็นตัวอย่างให้กับสถาปนิกเป็นขั้นตอนที่สำคัญมาก เพราะจะทำให้สถาปนิกสามารถมองเห็นงานโดยรวมและสไตล์ที่จะต้องออกแบบเพื่อนำเสนอได้อย่างชัดเจนยิ่งขึ้น
3. บรีฟความชอบ บอกความต้องการ และงบประมาณที่เป็นไปได้
ขั้นตอนนี้ควรแจ้งความต้องการอย่างละเอียดให้สถาปนิกทราบทั้งหมด ทั้งการออกแบบบริเวณบ้าน เช่น ต้องการให้บ้านมีห้องอะไรบ้าง มีกี่ห้องนอน มีกี่ห้องน้ำ ต้องการให้ห้องครัวเป็นแบบไหน ฯลฯ รวมทั้งงบประมาณที่มีในการสร้างบ้าน เพื่อที่สถาปนิกจะได้พิจารณาวัสดุต่าง ๆ ที่จะนำมาใช้ในการออกแบบและก่อสร้างนั่นเอง
4. พื้นที่น้อยไม่ต้องนอยด์ สถาปนิกจัดให้เต็มฟังก์ชั่น
การแจ้งขนาดพื้นที่ดินหรือพื้นที่ที่ต้องการปลูกสร้างนั้นจะช่วยให้สถาปนิกออกแบบงานได้ง่ายมากยิ่งขึ้น และบวกกับบรีฟที่แจ้งไว้ก่อนหน้านี้ยิ่งช่วยให้สถาปนิกสามารถออกแบบพื้นที่ใช้สอยในบ้านได้ตรงใจเจ้าของบ้านได้มากยิ่งขึ้น แม้ว่าพื้นที่จะเล็กแต่สถาปนิกจะเป็นผู้เนรมิตพื้นที่ใช้สอยภายในบ้านให้ได้อย่างน่ามหัศจรรย์

ในการทำงานต่าง ๆ การเชื่อใจกันเป็นสิ่งสำคัญ ซึ่งหลังจากพิจารณาและอนุมัติแปลนบ้านจากสถาปนิกแล้วในขั้นตอนการก่อสร้าง เจ้าของบ้านควรมีความเชื่อมั่นในตัวสถาปนิกในการดูแลงานต่าง ๆ ด้วย และควรหมั่นเช็กความอัพเดตในส่วนต่าง ๆ เป็นระยะ ๆ ตามความเหมาะสม
